Pricing Strategy

I see the list price as bait to attract buyers to your property: we want the maximum number of buyers to walk through your door. Although the list price is your decision alone, I offer my knowledge and expertise as well as that of my colleagues to help you make that final decision. Comparing recent sales in your neighbourhood is an essential step in arriving at the ideal list price, a process that requires our kind of intimate knowledge of those properties.

There’s never a single price for a property. It all depends on your circumstances and the prevailing market conditions. I will work with you to set the price that fits.


Marketing has changed a lot over the years. Our marketing plan is honed to separate your property from the competition through a combination of proven practices and new media. The goal is to have your property sold in the shortest time for the highest possible return.

In addition to the usual methods employed by real estate agents (MLS, "For Sale" sign, UsedVictoria, Craigslist, etc) my team uses a number of unique approaches which are designed to increase the exposure of your property. These include:

OUR COMPANY – It has Search Engine Optimization, placing it and our individual property ads high on Google search rankings. We are also able to track backend analytics for each advertised property, thereby giving us a means for judging the effectiveness of our marketing. Our site averages over 7.000 visitors per month.

VREB RECIPROCITY – We have chosen to participate in this program where real estate brokerages give each
other permission to display their listings on each other's websites. This approach provides several key

1) When a real estate brokerage participates in the VREB Reciprocity program, they are agreeing to
provide listing data for display advertising on the websites of other participating real estate brokerages
and REALTORS®. This means agents from other reputable brokerages are able to promote your
listing on their individual sites in order to obtain buyers – without changing our promotional

2) VREB Reciprocity allows for far greater exposure of a Seller’s listing. Yes, cross promotion between
agents from different brokerages is allowed.

3) Unless they are already the Designated Agent of the Seller, another real estate brokerage does not
assume any Agency obligations to a Seller whose property is advertised on a VREB Reciprocity website.

SOCIAL MEDIA CAMPAIGN – I am very active on social media and will promote your property on my own Facebook page, the Facebook page of Duttons & Co., and our Instagram feeds. We also regularly use paid online ads as a marketing tool.

NETWORK OF OTHER TOP PRODUCING AGENTS - with over 1300 licenced agents in Victoria, it is very likely
that one of them will bring a buyer for your home. Iwill promote your listing specifically to those top
producing agents who we know are active in your neighbourhood.
